Valuable tips for home sellers

We want our real estate sellers to be prepared for the market and today’s homebuyers. Because we deal with both buyers and sellers we are able to assist sellers and homeowners in staging, preparation, and pricing for their home. Here are some key elements that we would like all of our sellers to know beforehand.

Pricing correctly from the beginning.

One of the biggest mistakes of many homeowners may is pricing their home too high to begin with. Many homeowners feel that they can simply lower the price if there’s no interest in the home. The downside to this strategy is that by the time the home is priced where it should be, it’s been on the market for far too long, making buyers wary of the property at all and prompting lowball offers. Pricing it correctly from the beginning means the right home buyer will come through the door and make an offer within a shorter amount of time.

Staging for the masses.

Home staging wasn’t always a priority for homeowners but today, buyers are looking at showcase homes, model showrooms, and homes that are top-notch when it comes to staging and layout. If you’re planning on competing with those types of homes, you need to stage and properly prepare your home for today’s buyers. This means collecting half of the items in closets, pantries, drawers and garages, packing them up so that the home seems much more open and spacious. Remove any personal collections, memorabilia or personal photos. Think of your home as a luxury resort; the layout, decor, and design are meant for just about anyone. There’s nothing masculine or feminine about anyone particular room and the colors and designs are neutral, tasteful and pleasing to the eye. If you’re having trouble discovering what this means, take some time and browse open houses, model showrooms, and new development to get a good idea of what other buyers are looking for so that you know how to present your home.

Take emotions off the table.

When selling your home emotions can play a big part, after all, this is a home that you have lovingly cared for, possibly for several years. However, when it comes time to sell, buyers have no emotional attachment to the property. This is a product to be bought and sold. Buyers will naturally come in with lowball offers, so instead of getting insulted, talk to your listing agent about the best way to negotiate so that it is a win-win for both parties.

We want you to sell your home for the best possible price that the market can bear as quickly as possible. We have proven strategies that help all of our homeowners list, market and sell their homes quickly. For more information or to schedule a listing presentation please contact us at any time.
