5 Free and Simple Hacks to Help Sell Your House

You’ve decided to sell. You talk to a real estate agent, have a good idea of a pricing strategy and now you want to sell as quickly as possible. Nobody likes to sit on the market longer than they have to, especially when you have to live in a staged house. Nothing is quite the same and you really aren’t living in your own space anymore. In order to get the home sold, you have to listen to your real estate agent and do some dirty work to get it sold quicker. Here are five easy hacks to get your home sold faster.

#1. Start with the outside.

People see the outside photo of the house first. It is required to have the first or main photo on the MLS of the property be either the view from the house or a picture of the front of the house. This first impression photo will make or break a potential sale. You want your home to shine and this means touching up the outside as much is possible. Take pictures of the home on different days both in the sunlight and on an overcast day to see which looks best. Green up the lawn with a good dose of nitrogen and make sure the lawn is trimmed, edged, and all bushes or trees are nicely trimmed and pruned as well. You can add color in the form of flowers but don’t add a variety of colors; choose one color and maximize that color in different flowers around the house.

#2. Take out half of the stuff in your house.

This might seem like a lot but the more space the house portrays, the bigger it will seem. You are planning on packing up the house anyway so now is a good time to pack up half the items in closets, drawers, cupboards, pantries, and any storage areas in the house. Pack up items you’re not going to use until your next house and then put them away in either a storage container or a pod so that it doesn’t look like you have boxes in the garage of items that used to be in the house. Take down half the items off of the walls, especially if you have a lot of pictures on the wall, and remove one or two pieces of furniture per room. This will open up space and allow more free flow through the rooms.

#3. Check your scents.

Make sure your home smells warm and inviting. If your home smells like dog, litter box, pets, cigarette smoke, or mold with a musty smell, it’s time to get to the root of the cause and eliminated. Keep your litter box as clean as possible every single day and remove it during showings. Try to remove all evidence of pets while you are showing the house. Have the carpets professionally cleaned and any sign of pets or bad smells eliminated. Try to bake some cookies or have good scents going on in the house during a showing.

#4. Know your neighborhood.

The first thing a lot of people do when choosing a home in a new area is to Google that neighborhood. It’s important to know what is in your neighborhood as well so that you can either talk intelligently about it or provide a three ring binder of all the benefits to living in your home. Perhaps there’s a Starbucks right around the corner, offer the impressive ratings of schools in your district, talk about the great health care or neighborhood community; try to find the positives about your neighborhood and then showcase those in either the flyer or a three ring binder report on the area.

#5. Keep it clean.

This is actually one of the hardest things for sellers to do. It’s easy to clean it the first time but week after week keeping it clean can be a challenge. I usually recommend that our homeowners hire a professional cleaner at least once a week if not twice a week while their home is on the market. A good rule of thumb is to not make any mess that cannot be cleaned up in 30 minutes or less. If you have a showing, you want to do a quick clean up and get out quickly.
